Once you’re in, go to your dashboard and select “Favorites.” You can also keep track of favorites anytime in the Oak Ridge Property Management app.

How can you save a home so you can come back to it later?

It’s easy! Create your profile and start browsing. When you spot a home you love, click the heart icon to save it and view it later anytime. To sign up, head to the top-right corner of our website, click the gray profile button, and choose “Login/Sign up.” Follow the prompts, and you’ll be all set. As soon as that work is done, we’ll open the home for tours and share available move-in timing. Want to get a head start? You can apply and reserve the home with a hold fee. To take a virtual tour, head to the home’s listing page and click the “360° Virtual Tour” button. The 3D tour will open right in your browser, so you can explore each room at your own pace. How do you set up a Self-Tour?

To set up a Self-Tour, you’ll need to create an Oak Ridge Property Management profile and verify your identity. Once that’s done, you can easily pick a tour date and time that works best for your schedule. How do I get into the home for my self-tour?

About 15 minutes before your scheduled tour, we’ll send you an access code by email or text—whichever you chose—so you can easily enter the home at your appointment time. Can you tour a home before you apply or sign anything?

Yes—you’re welcome to take a look before you move forward. Start on the home’s listing page and click “360° Virtual Tour” for a quick walkthrough anytime. If you’d like to see it in person, click the heart next to the green “Apply Now” button and follow the prompts in your dashboard to schedule a Self-Tour. If the home is marked “coming soon,” tours begin once it’s move-in ready.

Question 18

Can you apply with a guarantor or co-signer?

Accepted Answer

Yes—you're welcome to apply with a guarantor. You can add one guarantor per home, and they’ll complete an application, pay the application fee, and meet our screening guidelines (including gross monthly income of 4x the monthly market rent). They’ll also sign the lease with you. Your guarantor can be a relative or your employer, but not a friend. Reach out and we’ll help you get started.

Why are the qualification guidelines in Seattle different from other areas?

Seattle has its own local housing guidelines, and we need to follow the rules set by each city and county where you’re applying. That means the steps and criteria in Seattle can look different from what you’ll see in other regions. To qualify for one of our homes, your total gross household income should be around 3x the monthly rent. How far back do you look at criminal history when I apply?

When you apply, we review any criminal history that’s available to us. In many cases, a felony conviction within the past six years can affect approval, depending on local laws and requirements. Our Lease Easy bundle – which includes Smart Home technology , Air Filter Delivery and Utility Management – is an important part of your Oak Ridge Property Management worry-free lifestyle. That’s why it’s required with your lease. The additional fee covers the cost of these services made for your convenience. While pricing and availability will vary by market, Lease Easy services are required as part of your lease at the cost of up to $60 per month in addition to your rent. Will I pay any pet rent or fees for an approved service or assistance animal?

No—once your service, assistance, or companion animal is approved, you won’t pay pet rent, pet fees, a pet deposit, or extra insurance. If we don’t receive both in that window, we’ll make the home available again so others can apply. If it’s still available, you can reapply within 30 days.
